CR chart on seasonality of home prices

Just a short time ago the question was raised in the comments if home prices were that seasonal. CR brings it up at the end of this post:

By the way, the book "Home buying for Idiots" and the book "Home selling for idiots" also bring up how during certain months of the year you will get more (or less) selling a house.

Neil - I dont doubt seasonality in general, we see it in a number of indexes, median prices in DC etc. The one area where I did not expect to see it was Case Shiller because it was unique in tracking same house sales.

Still though, as I said in your last post, the evidence clearly suggests there is seasonality even in Case Shiller. Again, I accept it and think thats a lot of what we are seeing - its just harder to accept things that dont make sense on their face.

Incidentally, after seeing that, in order to get a better deal, I am reconsidering moving up my home shopping up a few months to the dead of winter. It cant hurt!

If I may recommend January or February as the traditional two best home buying months in most areas (exclusion Florida/Hawaii and other areas that have peak demand during winter).

I would love to read these books, "Home buying for Idiots" and "Home selling for idiots". I think i need to get more knowledge on pricing structure. I have noticed prices keeps on fluctuating, if we compare prices in past few quarters.
